Buying property in Kenya from abroad: a diaspora checklist
How Kenyans in the UK, US and UAE can buy land or homes remotely without falling for common scams.
Diaspora investors are a major force in Kenyan real estate, especially for apartments in Westlands and Kilimani and land in Kitengela, Ruiru and other satellite towns.
Start with an independent title search via Ardhisasa or a licensed advocate — never rely only on photos and WhatsApp messages. Insist on video calls during boundary walks and on written agreements before any substantial payment.
Use a reputable advocate for the sale agreement and transfer. Prefer payments through traceable channels to the seller's advocate or a formal escrow arrangement, not personal M-Pesa numbers for large sums.
Decide early whether you need a property manager for rentals. Gross yields in prime Nairobi areas often sit in the mid single digits before management costs; emerging areas can show higher yields with higher risk.
Property Masters markets verified inventory and can coordinate remote viewings, documentation support and handover for buyers based outside Kenya.
