How to read a property listing properly

Size, service charge and tenure change the real cost of a home far more than the headline price.

A headline price rarely tells the whole story. Compare properties on price per square metre, and read the size figure carefully: some listings quote plinth area, others usable area.

For apartments, ask for the monthly service charge and what it covers. For houses, ask about the tenure — freehold or leasehold, and if leasehold, the unexpired term.

Finally, ask when the property was last valued and whether the price is negotiable.
